Phase I was a Resettlement project, where TDA were brought in mid-way to stage a rescue from design and coordination delays. The Furniture market from Panchkunian Road was to be relocated to Bhai Veer Singh Marg on behalf of Delhi Metro.

M/S Parsvnath Developers had entered into a 25-years lease agreement to build this commercial project. It would house the furniture market on the ground floor and leased office spaces on the upper floors.

Phase II was a Retrofitting project to convert existing shopping arcade spanning 4 levels. As per DMRC agreement, ground floor shops were to be retained and upper floor shops of 1st, 2nd and 3rd levels were to be shifted to the new complex of Phase I. New office spaces were carved out of the existing frame structure with fresh facade matching phase I design features & materials.

Phase I Master Plan was prepared by Architect Suresh Goel. He was appointed by DMRC and got the conceptual plans approved. It was a time bound project, which needed to be completed within a specified time frame so the shops could be handed over at the earliest.

Our scope was to repackage the project, propose new floors within the guidelines of earlier approved scheme by NDMC, DUAC & CFO.

Later we took charge of lighting, landscape, signage graphics, art works, marketing coordination, shop keeper interaction etc. to streamline the project and assist Parsvnath in expediting its completion.

The Project was completed on time and is considered as an icon of modern buildings in Lutyens Delhi.
